FHA mortgage insurance requires a Florida borrower to demonstrate a good repayment history of all debts.  This history serves as the most useful guide in determining a Florida mortgage applicant’s willingness to repay credit obligations and serves as a model in predicting his/her future actions.

When analyzing a Florida mortgage applicant’s credit report, it is important to focus upon the general pattern of credit behavior rather than isolated unexpected temporary occurrences of late payments.  Often times, Florida mortgage applicants will experience a period of financial difficulty in the past and does not necessarily translate into an unacceptable risk.  Reasonable past explanations of the derogatory credit and evidence of offsetting factors (such as a new job or promotion with greater stability and pay, for example) will be necessary.  All recent derogatory credit within the past 2 years must be explained, in writing, by the borrower.

The following is a brief synopsis of the credit underwriting guidelines for FHA mortgage loans:

  • Lack of credit history: If a Florida mortgage applicant does not have a minimum of 3 trade lines on their credit report, alternative forms of credit may be used.  This would include items such as 12 months canceled rent checks, or verification of rent from a management company, letter from an electric, cell phone, cable, auto insurance payment history or  utility bills, etc, providing proof of a 12 month on time payment history.
  • Included credit obligations: Any installment loans such as student loans, car loans, or other debts with less than 10 months remaining does not need to be included when qualifying for a Florida FHA mortgage loan.  However, consideration is given to a large debt of over $100 a month, regardless of the number of months remaining.  Furthermore, if payments on auto leases with less than 10 months must be included in the qualifying ratios.  The minimum payment on all revolving accounts (i.e. credit cards) is also factored in.  If the borrower has an open revolving account without a balance, $10 per open account should be included when qualifying. Any loan where the Florida mortgage applicant  has co-signed for another party is included with their debts unless the borrower can prove that the other party has made the payments on their own for a minimum of 12 months.
  • Chapter 7 Bankruptcy: Florida FHA mortgage lenders require a minimum of 2 years since the discharge of the Florida bankruptcy.  An explanation of the Florida bankruptcy will be required.  Furthermore, the Florida mortgage applicant should have re-established credit proceeding the bankruptcy with no late payments.
  • Chapter 13 Bankruptcy: Florida FHA mortgage lenders will consider a borrower still paying on a Chapter 13 bankruptcy if the payments to the court have been made for a minimum of 1 year in a satisfactory manner (as verified with the courts) and with the approval of the court trustee.
  • Federal Debts: A mortgage applicant is not eligible for a FHA loan if he/she is delinquent or in default on any federal debt (such as a HUD or VA mortgage, student loans, SBA loans or a tax lien against his/her property).  Florida mortgage applicants  can become eligible by bringing any delinquent accounts current, making satisfactory repayment arrangements with the creditor (generally a 3 month minimum history will be required), or paying the account in full.
  • Judgments: Judgments must be paid or have 12 months of arranged payment history
  • Collection Accounts: Collections do not need to be paid (LOX) needed
  • Foreclosure: A Florida mortgage applicant who has had a property foreclosed upon, or who has given a deed-in-lieu of foreclosure within the previous 3 years, is generally not eligible for a Florida FHA mortgage loan.  However, if it was the result of extenuating circumstances beyond the borrower’s control (such as the death of a spouse, loss of employment, or serious long-term illness, etc.) and the borrower has since re-established good credit, an exception may be granted.  However, extenuating circumstances do not include the inability to sell a house when transferring from one area to another.
  • Non-purchasing Spouse: If a married mortgage applicant is purchasing a property by himself/herself, the credit obligations of the spouse must be included with the application and will be factored in with the borrower’s credit obligations and used to determine the financial capacity of the borrower.  Furthermore, the non-purchasing spouse may be required to sign a security instrument or documentation relinquishing all rights to the property.

How to Monitor Your Blood Glucose Levels

Using a glucose meter is an easy process – it just needs to be done every day. Here are the important steps to remember when testing your blood glucose levels.

1. Thoroughly wash and dry your hands whenever your test your blood. It’s safer and more sanitary, but it will also ensure more accurate readings.
2. You will need a meter, test strips, a lancing device, and a lancet.
3. Carefully place the lancet in the lancing device and remove the cap from the needle. Do not touch the needle. Set the spring on the lancing device so that it is ready to stick your finger, but don’t set off the trigger yet.
4. Get out a test strip like Freestyle glucose test strips (the test strip should match the brand of the meter)  and put it in the meter. (In most cases, this will turn the meter on.)
5. If you are beginning with a new box of test strips and have a meter that needs to be coded, make sure that the meter matches the code on the box or bottle of strips you are using. Improperly coded meters give substantially inaccurate results.
6. The test strip symbol should flash on the screen to let you know that the device is ready.
7. Prick your finger with the lancet. Using the side of your finger rather than the tip will be less painful because there aren’t as many nerves there.
8. Squeeze your finger so that you get a big drop to fill the test area on the test strip. Wait a few seconds (time varies with meters)
9. Make sure to record your reading. Take any necessary action according to your reading (take insulin, eat something, etc.) and throw away the test strip and the lancet, and put away the rest of your supplies for the next time you need to test.

Make sure that you work closely with your doctor or a diabetes educator to make a plan for safely managing your diabetes.

Underneath any unwanted self-sabotaging pattern of behavior is fear. These undesirable experiences can include career self-sabotage, any form of addiction, workaholic or shopaholic lifestyles, a series of bad relationships in your personal and professional life and constant financial struggles.

Repeating the past and making the same mistakes is repetition compulsion. You are repeating the past, making the same mistakes, and constantly complaining about the results and yet we keep doing it! Why do people keep repeating bad experiences over and over again? Because, even though unwanted, this perpetual state of circumstance has become the comfort zone. People cling to comfort zones because they are known, familiar, and therefore ’safe’. Moving beyond comfort zones into new territory, even if desired, is a scary prospect.

Repeating past experiences involves recreating the same dynamics that you experienced as a child. If your childhood was filled with conditioning that invalidated your authenticity as a creative spirit, then you may be more comfortable living with people who invalidate you as an artist as an adult. You may have been told repeatedly that you could never earn a living as an actor, painter, drummer in a band or novelist. You pick a partner who tells you to put aside your passion and go get a ‘real job’. This is repeating the past. If you spent your childhood as the good kid who didn’t cause trouble and always minded her manner, you may be inclined to make people happy and have become the perpetual obsequious people pleaser. Again, you’re repeating your past and making the same mistake.

Unwanted repeated patterns of behavior often involves getting into business relationships with people who take advantage of you, or accepting jobs that don’t offer a chance of promotion or professional development. Repeating the past is pursuing the same dead ends over and over again, or engaging in the same self-destructive behavior. It’s making the same mistakes. To stop repeating the past, you must first determine if you are repeating the past.

The place to begin is to discover what stops you from moving beyond a comfort zone that is clearly not working for you. What are you afraid of? What could happen if you change the way you show up in your world? What would it mean to live centered in the truth of who you are, authentically, and in integrity with your passions and dreams for your future?

Fear is a question. What are you afraid of and why? Your fears are a treasure house of self-knowledge if you explore them. Fear often shows up in the form of the woefully misguided Inner Critic. Your Inner Critic works hard to keep you safe, keep you in that comfort zone. If you try to move beyond the comfort zone the Inner Critic will serve up fear and drama to pull you back to where it believes you will be safe.

The goal isn’t to get rid of this Inner Critic, this fear. The goal is to recognize it when it presents itself, examine it and master the fear so you can effectively transition into newer and better patterns of behavior. One way to tell that you are making choices and acting from a place of fear is when you are Finding Excuses And Reasons (F.E.A.R.) to do or not do something so that you can ultimately stay right where you are, hold yourself back.

Here are 4 steps to examine your self-sabotaging pattern of behavior.

1. State the pattern, the repeating unwanted experience.

Unwanted experiences can include unsupportive or even damaging personal and business relationships or performance anxiety of any kind including stage performances, auditions, interviews, networking, presenting your work to a person of authority and calling up your agent.

2. Examine the beliefs and thought processes that lead to the choices and actions that created the unwanted experience. Ask yourself, “What within me is creating this experience over and over again?”

Common fear based thoughts and beliefs include a fear of criticism or rejection that are stated in as an “I’m not ________ (talented, smart, young, pretty, experienced, etc.) enough”.

2. Test the validity of the underlying fear.

Is the fear true? Is it absolutely true? Can you identify any experience where you were, indeed – enough? Can you identify other people or other events that fly in the face of this belief? For example, if you are over 40 and you believe there are no roles for actors over 40 can to find any examples of actors over 40 who are working steadily in their craft? What specific circumstances trigger your fear? Is there a pattern? Can you think of an early experience of this fear? What happened?

3. What would your life be like if you didn’t cling onto your comfort zone? Who would you be, what would you have, what could you do if you didn’t have this fear running you?

Imagine and visualize yourself showing up in your life every day as that person. Try it on even if only as a costume at first. What choice would a person living that life make as the events of your day unfolds?

4. Check how you feel.

Your emotions are indicators of whether you’ve moved into or out of fear. Simply stated, you don’t feel good when you are functioning from a place of fear. You can experience that sick in the pit of your stomach feeling, physical symptoms such as sweaty palms or a desire to Fuggedabout Everything And Run (F.E.A.R.). From now on this feeling is a signal to you to stop and take a moment to deliberately and clearly make a newer and better choice; a choice that will result in a different action that will deliver a better outcome, a different experience that breaks the unwanted pattern of behavior from the past.

If you’re feeling good about yourself, your potential and the opportunities available to you then you are mastering your fear. You are headed in the direction of your dreams. You have moved beyond the old unwanted comfort zone into a new zone that supports your desires. If at some point you notice that you slipped back into that not so good feeling of fear just know that you are reacting to the voice of that frightened little Inner Critic who is still scared of this new way of being. Calm it down as you would a 4 year old and show this Inner Critic that you are still very safe even if you venture into newer and bigger experiences.

Its okay, you can finally admit it has been two months since you have done any serious exercise. But you have lots of good valid reasons for this. Getting sick, family issues and overtime at work are some of the things that got in the way of you exercising.

But you are not the only one as even people who consistently stick to an exercise program can sometimes fall out of the fitness habit from time to time. It can be challenging to get back on track again and you need to find a way to rebuild and form a new strong desire to get started on your exercise again.

Here are 7 ways to give yourself the mental kick in the pants that you need to stop dragging your feet, get up off the couch, and get back into the habit again.

1) Firstly don’t break your precious habit – The easiest way to keep the habit going is simply not to stop for any reason. Avoiding long breaks in exercising or rebuilding your exercise habit will take some effort and this advice may be a little too late for some people. But if you have an exercise habit going strong, don’t drop it at the first sign of trouble as it is so much easier to stay fit than to actually get fit.

2) Focus your time and energy on just this one goal – If you have lots of other stuff going on, it is hard to focus on one important thing. Just work on one goal at a time giving it a little extra attention till it fits back into your life.

3) Start off small ? We all have a tendency to try and do too much at first, especially if we are used to a certain level from our old exercise program. But when you are re-beginning it is best to hold back and just do a little, and then progress slowly back up to your old level. Once you are back in the habit and it is comfortable, you can increase your workload.

4) Do it for just one month to start ?You can get started today as you do not need to start at the beginning of a month. 6) Create a preparation ritual – Your workout routine should become so ingrained that it becomes a consistent ritual. This means that the time of day, place or cue automatically starts you towards getting ready, grabbing your bag and heading out. If you are able to do it at the same time every day and it will become a stronger habit. If your workout times are completely random, it will be harder to benefit from the momentum and strength of a routine.

7) Try and learn from your mistakes ? There was a reason you stopped your exercise program and it may well happen again. If you can indentify what it was that de-railed you, you can plan to beat it next time. If you don’t do this it will surely happen again.
